Before COVID-19 people travelling with a laptop were a niche. Now they are going mainstream.
My bet is that within 5 years it will be normal to travel for a month o more and work at the same time. So, a huge market.

The chances that least one person in the group will appreciate a separate space with a comfy chair is much higher now. In general pure tourists will become a vertical, not the default anymore. I’d buy that chair.

That’s a good point and the issue here are the OTAs. I’d try to work seriously toward bringing those booking directly and apply the cancellation policies which make sense for you. Long term booking are very expensive in terms of commissions for guests, so it’s easier to attract them directly.

10 different groups of tourists coming in and out in a month may actually be worse.
Or not. It really depends. For sure the kitchen will be used more.

It will be more intense, and I’d make a monthly cleaning compulsory so you avoid the situation in which you come in the house three months later and it’s a disaster.
The last two aspects really depend on the kind of people you attract and also in this case it may be worth trying to get direct bookings so you can choose your guests.
